Signs a Coating Is Failing

  • Peeling or flaking, especially at edges or high-moisture areas
  • Bubbling in the topcoat
  • Cracks reflecting through from the concrete below
  • Chalky white residue (efflorescence) appearing under or around the coating

Extending a Coating's Life

Regular sweeping and prompt cleanup of spills, avoiding harsh acidic cleaners, and not dragging sharp metal edges across the surface all help a coating look and perform well for longer. Beyond that, a properly prepared and installed floor needs relatively little ongoing maintenance.

When to Recoat

Heavy commercial traffic floors may benefit from a topcoat refresh after many years of use, even when the underlying bond is still sound. A failing residential coating usually needs to be fully removed and reprepped rather than coated over, since the original failure cause needs to be addressed first.
